Condition Surveying & Reporting

Detailed inspection of your building

Condition Surveys are essential for developing a planned maintenance approach particularly with respect to large, complex sites, providing a condition assessment of singular or multiple buildings.

They provide an opportunity to compare the condition of a building against statutory requirements and standards.  Furthermore, we can provide separate analysis pertaining to specific legislation, environmental obligations or mandatory legislation.

We have a team of qualified in-house staff to undertake such surveys, audits and risk assessments. Output management reports are tailored to provide the client with consolidated cost and management information.

Where the client operates from leased premises, further analysis of the works required can be separated to identify costs for the maintenance or repair of the building and where the responsibility for this lies.

Where legislative or other regulatory requirements impact on the site, we carry out visual condition surveys to assess the time and cost of implementing remedial actions for such requirements.

Condition Audits can be used to determine the extent of associated remedial works, together with approximated budget costs.

Legislation

Condition Audits form an important part of Workplace Risk Assessments as required by The Management of Health and Safety at Work Regulations 1999 (MHSWR).  They integrate measures required by all relevant building regulations, approved codes of practice and guidance, such as The Health and Safety at Work Act 1974 (HSWA).

Understanding the condition of a property is fundamental for all property owners

Innovative

A condition survey can form a standalone assessment of the physical condition of the property at a moment in time. However with the provision of some additional services and reviews it can be used to inform and produce:

  • due diligence/acquisition surveys
  • reactive repairs and replacement
  • planned preventative maintenance reports
  • statutory compliance reviews
  • lease documents
  • facet surveys
  • fit-out feasibility
